Tenant Credit Reports
Credit reports provided through TransUnion show a profile of the applicant’s credit history including credit score, charge-offs, collection accounts, public records, trade lines, bankruptcies, judgments, garnishments and monthly payment history. Report may also show employment and address history. Credit reports are available only to businesses, and require a special registration process.
Customized Tenant Scorecards
The scorecard is a credit risk evaluation, pre-set to customized parameters. You have the ability to create pass/fail or “conditional” criteria for your potential tenants. The Credit Risk Evaluation is used to create a Tenant Scorecard for each of your prospective tenants, that will allow you to easily see whether the tenant is acceptable, based upon your preset criteria. This process uses information obtained from credit reports and the world’s largest database of tenant-landlord records, along with collection information from thousands of courthouses across the county. Tenant Scorecards are a viable alternative to standard credit reports, with more source information and user-friendly results. And, you set the criteria however you wish.

Bad Check Report
Most rental payments are made with a personal check. Search includes a national check service report with seven years of bad check data, including excessive bounced checks and checks written on closed accounts.
Evictions Data Report
Tenant Patrol has access to millions of landlord-tenant eviction filings and unlawful detainers covering jurisdictions in forty-seven states. The report will alert you to reported evictions, damage claims, or rent skips. Don’t let your potential tenant’s past practice become your bad luck.
Liens & Judgment Search
Based on the jurisdiction searched, this report may include civil judgments, county, state and federal tax liens or small claims.
Address & SSN Trace
Verifies the social security number provided matches the applicant’s information. Reveals other names used by the applicant in addition to addresses over the past 10 years. This information can be used to expand an applicant’s criminal history search.
- Employment Verification
Verification includes applicant’s position, length of employment and salary information. Reference questions can be customized to your company’s specifications. Our verification specialists have continuous follow-up procedures to expedite your verification.

- Nationwide Criminal Database Search
Tenant Patrol has access to a data file of over forty million offender records, including felony conviction information, state department of corrections records, and some misdemeanor information. Most state’s records are updated on a monthly basis. The file also contains over eight million alias names and nearly sixty-eight million offenses. Because this database includes criminal record information from more than thirty-eight different states, it can uncover offenses committed inside/outside of the applicant’s counties of residence. A nationwide search is not recommended as the primary criminal search due to limitations of the data. If derogatory information is found, Tenant Patrol must verify the accuracy of the record at the county-level court. However, a nationwide search is a great screening product to complement the county-level searches and broaden the scope of your criminal background checks.
