Tenant Patrol is pleased to offer tenant screening services to landlords. To join Tenant Patrol’s Landlord Tenant Screening Program, click on the Sign-up Now button in the upper right corner, and follow the directions to easily sign up for our online service.

Shortly after you sign up, we will email you with your log-in information and forms for your potential tenant(s). After your potential tenant has an authorization, you can log into our easy-to-use online tenant screening program and order a tenant screening.  We will set up your online account so you can easily select the Tenant Screening package, or order services a la carte.  You’ll enter your potential tenant’s information, and submit your order.  In many cases, your report will be ready almost instantly. You’ll receive an email letting you know it’s ready, and you can log in and view or print the report.  It’s as simple as that!

Items for “a La Carte” Ordering

Tenant Scorecard – $35
The Tenant Scorecard is a credit risk evaluation, pre-set to industry standard parameters. Tenant Scorecards have pass/fail or “conditional” criteria for your potential tenants, that allow you to easily see whether the tenant is acceptable, based upon the preset criteria. This process uses information obtained from credit reports and the world’s largest database of tenant-landlord records, along with collection information from thousands of courthouses across the county. Tenant Scorecards are a viable alternative to standard credit reports, with more source information and user-friendly results.

Features of the Tenant Scorecard:

  • A ‘Pass/Fail/Conditional’ recommendation for each report.
  • Scoring criteria can be customized.
  • Credit criteria can be configured based upon the ‘type’ and ‘date’ of certain credit elements, as well as income-to-rent ratio, income-to-debt ratio, bankruptcy history, payment history, collections/charge offs, and credit score.
  • Accurate, automated and objective scoring recommendations reduce exposure to fair housing discrimination.

Address & Social Security Number Trace
This screening tool is used to ascertain if the social security number provided matches the applicant’s information an may include the year and state of issuance. This search may reveal other names used by the applicant and provides a history of the applicants addresses. Information from the Address & SSN Trace is used to identify jurisdictions and alias names to be searches. The Death Master Index is ross-referenced.

Statewide Evictions Data Report – $12
Tenant Patrol has access to millions of landlord-tenant eviction filings and unlawful detainers covering jurisdictions in forty-seven states. The report will alert you to reported evictions, damage claims, or rent skips. Don’t let your potential tenant’s past practice become your bad luck.

Nationwide Database Search – $12
Tenant Patrol has access to a data file of over forty million offender records, including felony conviction information, state department of corrections records, and some misdemeanor information. Most state’s records are updated on a monthly basis. The file also contains over eight million alias names and nearly sixty-eight million offenses. Because this database includes criminal record information from more than thirty-eight different states, it can uncover offenses committed inside/outside of the applicant’s counties of residence. A nationwide search is not recommended as the primary criminal search due to limitations of the data. However, a nationwide search is a great screening product to complement county-level searches and broaden the scope of your criminal background checks. If derogatory information is found, Tenant Patrol must verify the accuracy of the record at the county-level court before releasing information. Additional charges may apply for this service.

Employment Verification – $12*
Verification includes applicant’s position, length of employment and salary information. Reference questions can be customized to your company’s specifications. Our verification specialists have continuous follow-up procedures to expedite your verification.

Criminal Records Searches: Federal – $18 or County and Statewide – $16*
