Credit reports and database reports are available instantly. The turnaround time for all other reports is generally 24-72 hours, but can be more or less depending on several factors. You have the ability to view your results 24 hours a day, 7 days a week.
What is needed to perform a tenant screening search?
To ensure the accuracy of results, we need the applicant’s name, date of birth, and social security number. You must also obtain the applicant’s signed consent.
How far back can I search an applicant’s history?
Seven years is the general reference throughout the industry, unless otherwise stated on the signed release by the applicant. Changes to the Fair Credit Reporting Act allow unlimited reporting of criminal convictions. Bankruptcies are reported for 10 years.
Is there a nationwide criminal search that covers all states and counties?
No. There are compiled databases that provide certain criminal records for certain states. The most accurate criminal searches are at the county level.
How do I find out if the applicant has lived in more than one county or state?
Tenant Patrol provides a search that first verifies the accuracy of the applicant’s given information such as name, address, date of birth, and social security number. This search will return the applicant’s former addresses.
What if the applicant disputes the results of the background search?
Tenant Patrol is obligated to re-verify the information and provide an updated report. Additional information may be requested to be provided by the applicant, and may be helpful to ensure correct results are returned.
